Common Questions

Frequently Asked Questions About Buying and Selling in Metro Vancouver

How much do I need for a down payment on a Metro Vancouver condo?

Under current federal rules you need 5% of the first $500,000 and 10% of the portion between $500,000 and $1.5 million. On an $800,000 condo that's $25,000 plus $30,000, so $55,000 minimum. Set aside another 2% to 3% for closing costs like property transfer tax, legal fees and an inspection, unless you qualify for a first-time buyer exemption.

What should I check before buying a strata condo?

Read the last 2 years of strata minutes, the depreciation report and the Form B, which shows the contingency reserve fund and any special levies. Look for upcoming repairs like a roof, envelope or elevator replacement, and check the insurance deductible. Then read the bylaws on pets and rentals before you fall in love with the view.

Should I buy first or sell first?

For most move-up buyers, selling first (or at the same time) is the safer play, because you know exactly what you've got to spend. Buying first can work if your finances can carry 2 homes for a while or you've arranged bridge financing. An offer that's subject to the sale of your home is possible, but sellers usually treat it as the weakest offer on the table.

How do I find out what my home is worth?

Online estimates miss the things that matter most here, like views, strata health, renovations and which side of the street you're on. Your BC Assessment is a snapshot from July 1 of the previous year, not today's market value. The most reliable number comes from a comparative market analysis built on recent sales in your neighbourhood, which I'm happy to put together for you.

When is the best time to sell a home in Metro Vancouver?

Spring is usually the busiest season, with the most buyers out but also the most competing listings. Fall is a close second, and a well-priced home in winter can stand out because there's less to choose from. The best time is really when your home is ready and your next move is sorted, and I can walk you through what the market's doing right now.
